Hampstead already has leased two of seven homes now under construction which will offer a two-story design with an embedded garage and outdoor courtyard.
All the Modern Mews homes in Hampstead will be completed by the end of August. Of the seven total units, two are leased, with two or three of the remaining homes for sale, said Anna Lowder, co-founder and director of east Montgomery’s popular Hampstead.
The garages feature glass and metal garage doors, and can be used as a home office, gym, or media room in place of parking. Designed by Harvi Sahota, the layout uses one structure which contains seven residential units in a U-shaped arrangement around a central courtyard motor court.
“The Modern Mews is an innovative concept with a functional and unique plan – just like Hampstead,” Lowder said. “The Modern Mews homes feature convenience and privacy, while being set in a walkable and connected community network. They work at Hampstead because of the pedestrian, urban environment we’ve created which offers homeowners the advantages and excitement of a town center with restaurants, shops, and destination services a few steps from your front door.”
Homes come in three types:
· The one bedroom, one-bathroom plan is 821 square feet plus the one-car garage flexible space.
· The three-bedroom, two-bathroom plans are 1,460 square feet plus the one-car garage flexible space and courtyard.
· The two-bedroom, two-bathroom plans are 1,448 square feet plus the one-car garage flexible space and courtyard.
Leases range from $1,350 to about $2,350 per month. Homes for sale will be in the high $200,000s, Lowder said.
“The Modern Mews will attract a range of buyers – both in age and in lifestyle interests. For first time buyers, the price point is appealing,” she said. “For professionals or empty nesters, it is a ‘lock-it-and-leave-it’ home type that makes travel convenient. For military families, the Mews are an easy way to experience this community before building a larger Hampstead home.”
The Modern Mews at Hampstead is based on the historical mews buildings of London where the horse stable was converted over decades to residential living space on quiet, cobblestoned streets.
Lowder said she and members of her team were able to experience the advantages of staying in the classic mews homes in London. “Living in the city, we would walk and study the mews streets of central London to understand the charm and functionality of these highly sought-after homes,” she said. “There are few if any examples of mews built in the United States in this classic configuration using a central motor court for both pedestrian and car use, and with a flexible garage space that can be used as a work from home or similar.”
Residents can drive into the motor court to access the individual unit garages, or additional parking is on the street or in adjacent parking lots at Hampstead.
All the homes have a ground floor front door, and a staircase to more living space on the second floor. Six of the Modern Mews homes have private, fenced courtyards. Additionally, a community playground, dog park, and nature preserve are located directly across the street.
The exterior is classic with traditional architectural detailing, while the interiors feature contemporary materials, high end finishes, and unrivaled quality, Lowder said.
The Modern Mews is located on Mercer Street at the intersection with Camberwell Street. It is around the corner from Hampstead’s Town Center behind City Grill.

Lowder said Hampstead also is enjoying robust sales as the development continues to offer housing options popular in the River Region.
“We’ve experienced our busiest home sales years during 2020 and 2021 in our history. Unprecedented demand for new home construction, coupled with phenomenal activity on Hampstead re-sale homes, means our sales agents at Hampstead Community Realty are serving more homebuyers than ever,” she said. “Montgomery buyers are rushing to purchase every Hampstead home that comes available for sale.”
Construction of the Modern Mews has added to Hampstead’s reputation for innovation and responding to market trends.
“The Modern Mews combines the privacy and conveniences people look for following the impact of COVID-19 on our way of life,” Lowder said. “This includes private, direct entry into all homes instead of any shared indoor spaces, plus private courtyards and easy access across the street to play spaces and the great outdoors. With a personal garage that can be used as a home office or gym, these homes offer versatility for a variety of ages and interests.”
